Not only would I book this place again, I would purchase it. Pictures were great but they paled in comparison to the real thing. Love it.

This unit was beautiful, and very clean. We enjoyed the ease with parking, elevators, and access to the extras provided at the resort. Such a pleasure to work with our host (the welcome messages, quick response to questions, excellent customer service). Great!
One thing about the unit that we didn't give enough attention to in the pictures was the size of the balcony. We enjoyed it tremendously for breakfast and evening times. There was seating for two, with one beach fold out chair available if desired.
If you are going to book at this resort, I'd suggest doing some research on the access that guests have to beach areas in front of the unit. Guests are limited to a very small area furtherest from the boardwalk, unless the guest pays for beach rental chairs (and I was told the front row books weeks in advance). To get "front row" access to the small guest beach area, make sure you are an early riser. If we book in this area again, we will inquire more about beach area first.

We had a wonderful stay at this property even with a few hiccups.the apt was beautiful with a amazing view it was clean and very functional although our stove went out the owner did the right thing and replaced it in a timely fashion the beach was amazing even though it wasn’t beach weather for the most part , the grounds were clean and the area was great it felt like home , property mgmt were always responsive to our calls although when asked about were mail temporary forwarded mail should be sent to I was givin a wrong address which i still can’t comprehend and I’m still trying to retrieve lost mail . We spent approximately 8 weeks at this property and overall had a amazing experience it was a 10 out of 10 even with a few bumps in the road Thank you

I had a wonderful stay here. The A/C works great, beds are comfortable, plenty of bath towels (no beach towels). There is a grocery store and shopping close by and we loved eating lunch at the tiki bar by the pool. There is no beach chairs provided and renting was expensive, the only thing I would have done differently is bought a couple chairs/umbrella and used those instead. The house was clean and cozy! Will definitely be back! Thank you

The experience and condo location is awesome. Only 1 thing will make us consider another unit......furniture. The couch is so bad it's like sitting on the floor. I think a nice smaller sectional might work for that space but that sofa has to go.

Very nice property. Clean and perfect location. A lightning strike on the building the night we checked in knocked out the cable and internet. It took two days to get everything online but we hardly noticed. Just gave us more time to enjoy the beautiful views and solitude of beachfront living. Would like to stay here again if the schedule works.

The property was the perfect size for two. The large windows looking out over the gulf are amazing. The balcony is small, only for two people, but it is quaint and has a view over the pool area as well as the gulf. There is music played at the pool in the afternoons and into the evening. When we stayed it was daily. This prevents you from listening to your own music on the balcony but we found the music enjoyable and spent a good bit of time sitting out there after a long day in the sun and surf.

We had an amazing Spring Break at this beautiful condo with breathtaking views of the Gulf! Accessibility to beach and pool could not have been more convenient—we chose to walk a few steps to the 4 flights of stairs that exited a few steps from the beach walk, but there is also a very nice elevator, if you prefer. The condo is clean, well-stocked, & nicely decorated—just as the photos show. Check-in was so easy-they just tested the code when the unit was ready—just a smudge more communication/confirmation from management about the check-in process plan (In the days leading up to our arrival) would have put my mind at ease, but they swiftly responded with information I requested when I sent an inquiry. Wonderful vacation!!

We recently stayed at topsail Beach Manor, 413, the condo and the area is absolutely beautiful. The view was amazing and the access to the beach was so simple and very close. However, there are if you negatives, there were no washcloths for either bathroom, there was one towel per person, (luckily there was a washer and dryer) and only two hand towels, one for each bathrooms. One small sponge and hand towel for the kitchen. Also, there was no rug for the front door which I thought was odd, we had nothing to wipe our feet on and we keep tracking so much sand in, so I went to big lots and bought A couple of kitchen washcloths, bathroom wash clothes and a rug for the front door. On the last day of our stay we happen to look on the side of the wash machine and found the rug for the front door. Not sure why it wasn’t where it was supposed to be. I also want to say that the condo can sleep 4 comfortably, the description does say 6, but the pull out couch is less than desirable. Very uncomfortable, springs poking out so I would not say that that condo sleeps six. Also if you are a very tall person you may have an issue with the countertops and toilets as they are very short made for much smaller people as in children. Also, be aware that if you are traveling with any kind of vehicle topper that you will not be able to fit into the parking deck as that’s the only parking area. You can take it off and store it in your unit or if there’s any room you can park in the circle drive. I’m just unsure why this wasn’t told to us as many people there did have vehicles with toppers on their vehicle, so there were many people trying to park in the circle drive but there are only a few spaces.

Great layout love the openness and how the bedrooms are down the hall in their own area not much of a balcony but breathtaking views on the floor to ceiling windows!! The resort is beautiful we saw some deer one night coming in. Beach is clean water was crystal clear.

The balcony is on the small side, but it has a lovely view and is shaded most of the day. It was perfect for us to enjoy while the kids ate their meals or lounged inside. The unit is in an ideal location, being on the 4th floor it provides enough privacy from the beach/beach walk, but was easy enough for us to take the stairs and avoid the elevator. The complex seemed very clean, safe and well managed. Another reason we choose this rental is it's on the end of a very busy beach area and we could easily walk a little ways east a to a much less crowded residential/park expanse of beach.

The view is breathtaking and the condo sits between two pools. The bar at the pool makes great drinks and the food is yummy. If I would change anything, it would be the length of the shower curtain, it wasn't very wide so the floors got pretty wet. But that's hardly a complaint! Love this place!

This may sound odd but when I vacation the inside of the room/house is almost as important as where we are going. I need a relaxing environment and comfortable furniture. This room hit the nail on the head. And the owners/management company were super responsive as well to any questions we had!Thank you for this amazing condo and the hard work put into it!Looks great!

Tops'l Beach Manor unit 413 is the perfect condo to enjoy Destin from. The unit owner has thought of every thing, including wonderful original paintings. The tennis facilities are first class, and your right on the beach. We plan on staying in this unit often in the future.

Even the simple things that you wouldn't think of were there like a full sized washer and dryer, Keurig coffee maker, non-stick quality cookware, and even a deadbolt on the main door which is not standard (it makes parents with a 1 and 3 year old sleep much better at night knowing they can't get out!). Location is great. Close to restaurants and shopping. The Tops'l pool and poolside grill are great as well. The only thing more I could ask for would be an updated master shower! :) Can't wait to go back and stay again!

Reviewer Comments: The resort is beautiful, the unit was newly renovated with beautiful finishes (except the tubs/tub tile) and furnishings, the beach uncrowded, the food at the pool bar is excellent. One thing I believe needs to be addressed is that there is no light by the entrance door which makes entering the code at night a little tricky. Adding a light would be a big help. Also, the unit had been recently renovated, with the exception of the bathtubs and bathtub tile which are showing age. Another bathroom item to improve is the shower liner - use a heavier, weighted liner please. I fought with that cheap, flimsy liner every time in the shower! Would definitely revisit this resort and this unit.

Overall, I recommend this vacation rental. Reviewer Comments: Every October we spend a week of our fall break at Beach Manor in a condo with a full beach view. We have never stayed at 413 in the past, but did so this year as our usual condo was already booked. The view is breathtaking and the master bedroom was very nice. The kitchen was well stocked but the cabinetry in both the kitchen and the bathrooms needed to be upgraded or at least repainted. We were also surprised to see that there were no DVD players in the entire condo. We are used to having one in each bedroom and one in the living room. It is nice to be able to watch movies of your choice on vacation, so having no DVD players took away that option. I also saw areas of the living room that could have been cleaner when we arrived, although the bathrooms were very clean. Overall, we had a wonderful stay, but I would probably choose the condo we usually reserve over this one for the reasons stated.
